Base price answers one question and leaves several open. At an indicative Rs 30,000 – Rs 35,000 per sft, the standard format lands at roughly Rs 22 Cr – Rs 25 Cr and the large format at roughly Rs 25 Cr – Rs 30 Cr — but a total outflow model built on those figures alone will understate what a buyer actually pays. MAIA Mansion charges beyond base price fall into seven lines, and each behaves differently.

Preferred location charges come first and vary most. Corner plots, parcels backing the central landscape spine and positions with the strongest privacy aspect all attract a premium, because within an enclave of only 65–70 residences those positions are genuinely finite. Plot premium is the second line: area above the 8,000 sft base attracts a per-sft charge, which means the step from the standard band to the large band is not purely proportional to the difference in plot area.

Two community charges follow, and they fall at different moments. Club membership is a one-time charge collected at booking, covering access to the members-only clubhouse and its programme — banquet facilities, indoor games and entertainment, concierge, private dining and cellar, gymnasium, steam and sauna, and spa provisioning. Maintenance corpus is a one-time contribution to the sinking fund and falls due at handover rather than at booking, which matters for cash-flow sequencing across what may be several years.

Statutory charges are the most predictable of the group. Karnataka stamp duty runs at approximately 7.65% and becomes payable at registration of the agreement. GST applies at 5% on under-construction units and attaches to instalments as they fall due rather than as a single payment. Neither is negotiable, and both scale directly with the ticket size — which at this price point makes them a material line rather than a rounding item. The the complete charge structure sets out how they sit alongside the construction-linked milestones.

Customisation is the seventh line and the hardest to estimate in advance. Because each residence is developed to a brief, design and finish selections are quoted separately once design development begins, so nothing appears in the cost sheet issued at booking. A wellness wing, a wine cellar or an expanded primary suite will move the figure meaningfully. Ask us to model the base, the fixed charges and an indicative customisation allowance together against your chosen plot, and you will get a number worth planning against.
